As temperatures begin to cool across the country, many markets are also starting to see signs of the real estate market shifting. While we continue to see a strong sellers market, taking a closer look at days on the market and number of showings per listing shows buyers are experiencing a much needed decrease in competition for active listings. Moving into fall, many homeowners have opted to stay in their home rather than moving during colder months or the school year. Thus, buyers have fewer listings to choose from in many areas, but the homes they have to choose from are typically selling for list price, rather than thousands over it. Overall, the positive outlook we saw in August for home buyers continued through September and may be here to stay throughout the fall.

Supply and Demand: In September there were 4 weeks worth of single family home inventory available, a decrease of 20% from the 5 weeks we saw in August. 
Median days on the market – In September, houses spent an average of 6 days on the market, a decrease of 14% from the 7 days we saw in August. 
New homes on the market – In September, there were 11,746 new homes on the market, a 5% increase from the 11,136  new homes we saw in August. 
Homes sold – In September, 10,737 homes sold, a 7% increase from August’s 10,009 homes sold.

The Seattle area continues to experience a strong sellers market as we move into fall and cooler weather. While days on the market have remained consistent throughout the early fall months, supply has steadily decreased. This is consistent with seasonal trends as typically homeowners prefer to sell in warmer months, and prior to the start of the school year. However, showings per listing continues to increase, with September’s average of 18 showings per active listing. Seattle home values have also continued to increase. Median sale price increased by $5,000 from August to September reaching $830,000.

This held true in September as homes across the country saw fewer showings per listing. However, sellers still have the upper hand as active listings decrease.
