Listing Photoshoot Prep Tips
  • Our partner photographers are seasoned professionals and will do a quick walk-through to identify your home’s best qualities and how to best showcase them. All you have to do is make sure your home is clean, tidy, and bright!
  • Something to remember: Potential buyers want to imagine how they might use the space. You want to present a clean, bright, well-maintained, open home free of clutter and any personal items.
  • INTERIOR:
    • Less is more. Clear and put away anything bulky or unnecessary to open up maximum floor and counter space. This includes unnecessary furniture and decor, floor mats and runners, pet items, unnecessary appliances, shoes, jackets, and any other personal items.
    • Your home should look like a freshly cleaned hotel room. Clear and clean kitchen countertops, sinks, and appliances (no fridge magnets, calendars, or other personal items); bathroom sinks, tubs, and showers (put everything away except for folded towels); nightstands and bedroom furniture, and any other clutter. You want to present a clean, minimally decorated, move-in ready home.
    • Bring in as much light as possible: Open all window treatments and turn on the lights throughout the entire home. This will make your home look larger in the photos!
    • Final Touches: Turn off all ceiling fans, tvs, and computers. Make all of the beds. Wipe down windows, countertops, mirrors, and any other surfaces that could use a touchup.
  • EXTERIOR:
    • Clear all cars from the road and driveway.
    • Tidy up the yard and landscaping. The front exterior is often the first shot people will see!
    • Sweep porches, decks, and driveways.
    • Hide all garbage cans, lawn equipment, toys, and pet items.
    • Remove BBQ covers, open patio umbrellas, and live a little!

Showing Prep Tips
  • Remember your photoshoot prep? Let’s re-summarize: Less is more (declutter), your home should look like a freshly cleaned hotel room, bring in as much light as possible by opening window
  • Don’t forget about closets & other storage! Unlike the photoshoot, potential buyers will want to open closets, cabinets, and other storage areas so make sure these spaces are clean and tidy as well!
  • Remove odors. Everyone’s taste is different so a neutral-smelling home is best. Try not to cook anything super pungent like bacon or broccoli the night before or morning of a showing. Use only fresh, neutral-smelling candles and air fresheners.
  • Highlight Key Areas: Kitchen and bathrooms are key selling points but are often the hardest to thoroughly clean. Remember the “freshly cleaned hotel room” rule: remove all personal items, tidy up pantries and cabinets, scrub hard to remove stains and grime, and let your home sparkle!
  • Don’t forget about curb appeal. First impressions are key. Make sure your lawn and landscaping are well manicured and remove all toys, pet items, and other debris.
  • Final walkthrough. Once you feel your home is ready for its close-up, take one last walk through as if you were a prospective buyer seeing it for the first time. Does anything catch your eye or seem off? These little things matter so take a few minutes to make those minor last-minute tweaks.
  • Take a hike! Literally or figuratively. Remove yourself and your family and have confidence that if you followed these steps, your house is ready for action! Showings usually take less than an hour, use this time to run some errands or reward yourself with some replenishing self-care activities.
Closing Day: What to expect.
  • To complete a real estate transaction between a buyer and seller, the two parties must go through a closing process (also called a “settlement”) where they exchange all relevant documents and funds to finalize the deal. It’s at this point that property ownership will officially transfer to the buyer and the seller will receive the proceeds from the sale.
  • The closing typically occurs between four and six weeks after you’ve accepted an offer and signed the purchase and sale agreement
  • Prior to closing, make sure you have completed any home repairs that were agreed upon and prove that the title is free and clear of defects.
  • Your closing meeting will take place at the office of a neutral third party. Depending on your state, the designated location could be the office of a title company, escrow company, or mortgage lender.
  • The buyer and their agent will be required to attend the closing to review and sign the packet of financing paperwork.
  • However, it’s not always necessary for the seller to show up. In the event that the listing agent can prepare to have you sign the deed and transfer documents ahead of time, you might be able to skip the meeting altogether. (Talk to your agent about what they recommend for your situation).
  • Other players who may be present at closing include the title company representative, loan officer, and real estate attorneys representing the buyer and seller.
